Electrician testing breakers with probes during an EICR in Northampton

Northampton has a lot of older housing and a lot of rented housing, often the same buildings. That makes an EICR in Northampton one of the most important documents a landlord holds, and one of the most useful a buyer can ask for. We carry out full inspections and testing across the town and surrounding villages.

Northampton terraces

Victorian and Edwardian terraces in Abington, St James, Semilong, Kingsley and Far Cotton make up a big part of our EICR work here. Most were rewired decades ago, often in stages. The usual observations:

  • no RCD protection for socket outlets or for cables buried in walls;
  • missing or undersized main bonding to incoming gas and water pipes;
  • circuits extended into rear extensions and loft rooms without being upgraded;
  • old cable sharing circuits with new, sometimes with borrowed neutrals that only show up when an RCD is fitted.

Not all of these are fails. Each is coded strictly according to the guidance, and we explain why.

HMOs and West Northamptonshire licensing

West Northamptonshire Council's additional HMO licensing scheme, running from February 2025 to 2030, brings smaller shared houses into licensing in the designated areas. A licence application needs a current EICR, and licence conditions usually cover supplied appliances and fire alarm maintenance too.

For HMOs we test the fixed installation, PAT test supplied appliances and can check the fire alarm and emergency lighting in the same visit, so tenants only need to be disturbed once. If the consumer unit needs replacing, new socket circuits in an HMO need AFDD protection, and we'll quote for that properly.

Commercial EICRs in Northampton

For shops and food businesses in the town centre and units on Brackmills and Moulton Park, we carry out commercial EICRs board by board, out of hours if needed, so you can keep trading.

After the inspection

You receive the full report with every observation, its code and its location. If the result is unsatisfactory you also get an itemised quote that ties each repair to the code it clears. Landlords have 28 days to complete remedial work, so we prioritise booking repairs for rented properties.

Send the details

Message us on WhatsApp or call with the address, the number of bedrooms (or a rough size for a business) and any dates that suit. Photos of the fuse board help.

You get a price before anything is booked. We agree a time with you or your tenant and explain when the power will be off.

03

Inspection and testing

We inspect the installation, test every circuit we can reach and note anything that doesn't meet BS 7671, with the reason and the code.

04

Report and next steps

You receive the full report, usually the same or next working day. If anything fails, you get a separate written quote for the repairs.
