An EICR is priced mainly by the number of circuits. Here's what's typical, what changes the price, and the warning signs in very cheap quotes.
Typical prices
Published UK price guides in 2026 put most domestic EICRs in these ranges:
| Property | Typical range |
|---|---|
| Studio or 1-bed flat | £100–£150 |
| 2-bed flat or house | £120–£200 |
| 3-bed house | £150–£250 |
| 4-bed house | £200–£350 |
| 5-bed and larger | £250–£400+ |
| Small shop or office | £250–£400 |
These are guide figures for the inspection and report only. Repairs are quoted separately. For a fixed price on your property, ask us for a quote.
What actually drives the price
- Number of circuits and boards. Each circuit takes time to test. A large house with two consumer units, an outbuilding and a garden supply takes much longer than a flat.
- Age and condition. Older installations take longer to inspect properly, and faults take time to record and investigate.
- Access. Furniture against sockets, locked rooms, boarded lofts and occupied homes all add time.
- Type of premises. Commercial premises, three-phase supplies and HMOs need more testing and more documentation.
- Extras on the same visit. PAT testing, alarm checks and emergency lighting are cheaper together than separately.
Why very cheap EICRs are a false economy
A full inspection of a three-bedroom house takes a few hours of skilled work, plus time to write the report. Very low prices are usually achieved by doing less: testing a small sample, skipping the visual inspection, or leaving the schedule of test results half empty. The report may say "satisfactory" and still miss the fault that matters.
The other pattern is the opposite: a cheap inspection followed by an expensive list of C2s. Ask how faults are coded, and remember that coding should follow industry guidance. Our codes guide explains what a fair report looks like.
How to get an accurate quote
Tell the electrician the full address, the number of bedrooms, whether there's more than one consumer unit, any outbuildings, and whether it's occupied. A photo of the consumer unit helps a lot. With that, a fixed price is easy to give.
Questions people ask
Does the EICR price include repairs?
No. The inspection and report are priced separately. Small fixes can sometimes be done on the day by agreement.
Is an EICR cheaper for a flat?
Usually, because there are fewer circuits. Communal areas are normally the freeholder's responsibility and covered by a separate report.
Do I pay more for a landlord EICR?
The inspection is the same. Some landlords pay extra for services like arranging tenant access, though many electricians, ourselves included, include it.
